Three-bedder at The Waterside sets record profit of $3.81 mil

The second-largest gain reported throughout the week came from the sale of a three-bedroom unit at Sky@Eleven, throughout Thomson Lane. The 2,271 sq ft unit on the 37th floor was bought for $2.73 million ($1,200 psf) in May 2007 and changed hands for $5.75 million ($2,532 psf) on Feb 26. Hence, the seller earned a profit of $3.02 million (111%), or an annualised income of 4% over a holding period of just about 19 years.

The remarkably profitless resale transaction during the duration in review happened at Bishopgate Residences, a property condominium in prime District 10. The 2,896 sq ft, four-bedroom unit was cost $8.8 million ($3,039 psf) on Feb 27. The unit previously brought $10.66 million ($3,682 psf) in March 2021. Therefore, the deal turned out in a decline of $1.86 million (17.5%), that equates to an annualised damage of 3.8% over five years.

The agreement notes the most profitable resale purchase to date at The Waterside. One of the most valuable condominium resale purchase throughout the week of Feb 24 to March 3 was the profit of a three-bedroom unit at The Waterside. The 2,411 sq ft unit on the 7th floor changed controls for $5.5 million ($2,281 psf) on Feb 25. The unit was in the past purchased for $1.69 million ($700 psf) in April 1998. Thus, the seller generated a record income of $3.81 million (225.9%), or an annualised gain of 4.3% over approximately 28 years.

Carried out in 1993, The Waterside is a freehold apartment located around Tanjong Rhu Road in District 15. The development adjoins the Singapore Swimming Club and Dunman Senior High School, and is also near Katong Park MRT Station on the Thomson-East Coast Line. It consists of six 23-storey non commercial blocks, providing 3- and four-bedroom units ranging from 2,142 to 2,433 sq ft.

Finished in 2012, Bishopgate Residences makes up a single residential block real estate 31 units. The property development offers a mix of three- to five-bedroom units covering 2,433 to 5,974 sq ft. It is positioned within the upscale Bishopgate– Chatsworth residential territory, near the Indonesian consular office.

Lodged caveats reveal that the development taped 19 resale deals last year, nine of which were unprofitable. The 9 units, ranging from 495 to 775 sq ft, sustained decreases of $24,600 to $731,000.

On the other hand, the purchase of a 755 sq ft unit at The Clift was the second most worthless apartment resale deal of the week. The one-bedder on the 32nd level transacted for $1.3 million ($1,677 psf) on Feb 25. The dealer, who obtained it in June 2011 for $2.06 million ($2,730 psf), incurred a loss of about $816,075, or 38.6%. The seller had possessed the unit for greater than 14 1/2 years.

The Clift is a 99-year leasehold development situated along McCallum Street in Area 1. Finished in 2011, the apartment consists of 312 houses and a single-storey retail platform. It offers one- and two-bedroom houses estimating in between 495 and 818 sq ft, along with one- and two-bedroom lofts ranging from 753 to 1,076 sq ft.
