The multifamily portfolio consists of 2 rental flat properties– amounting to 997 units and 37,726 sq m (406,079 sq ft) in combined gross flooring location– in Shanghai’s Yangpu district.

Meanwhile, Cozi Xinjiangwan has more than 620 rooms and was created by transforming 3 blocks– completing about 283,080 sq ft of area– of a property development for domestic usage, after the buildings were purchased for a concealed amount.

Cozi East Bund, with about 360 rooms and extending about 123,000 sq ft, was previously the 22-storey Huangxing Establishment that the fund manager had gotten for RMB253 million ($47.3 million), Mingtiandi reported.

In 2024, the firm launched two extensive rental housing programs– Cozi East Bund and Cozi Xinjiangwan– in the Yangpu neighborhood, after having converted them from industrial properties.

Steve Hyung Kim, incoming head of Asia Pacific at LaSalle, stated the recapitalisation displayed the company’s ability to “manufacture liquidity in the current setting, with disciplined structuring and deep connections with residential resources associates”.

Selena Shi, manager of China at LaSalle, added that executing the offer needed “deep local expertise, solid relationships and cautious sequencing”, and made it possible for the company to progress its approach “in a manner that links residential institutional requirements with our goals as foreign investments”.

In an April 29 declaration, the Chicago-headquartered firm claimed it preserves a large part possession in the recapitalised framework and will proceed to manage the properties via its multifamily running system and long-term rental brand name Cozi.
